The name and what it carries

What Te Tui Ora means

Tui to join, to weave. Ora wellbeing, life that flourishes. The name holds an intention: a place where people, land, and community belong to each other.


Who we are

Our role in Te Tui Ora

Te Rūnanga o Ngāti Rēhia is the mandated hapū authority for this rohe, Kerikeri, Waipapa and surrounds. We are also a registered Community Housing Provider.

Our connection to this place is whakapapa-deep. When we participate in housing here, we do so as kaitiaki, with responsibility to the land, the water, and the people who live on it.

We are involved in 12 of the 58 homes at Te Tui Ora. This page speaks to those 12. We are not speaking for the wider development.

As a registered Community Housing Provider, our framework is built around long-term community benefit. The 12 homes we are involved in are about stability and belonging, not returns.

Local whānau. Working families. Teachers, healthcare workers, tradies. People with roots in Kerikeri and the wider rohe who deserve to stay.

Te Tui Ora and Gemscott Developments

Te Tui Ora is being delivered in partnership with Gemscott Developments — 58 standalone homes thoughtfully designed around connection, green space, and a way of living that simply feels like home.

Inspired by the natural beauty and character of Kerikeri, Te Tui Ora is a carefully masterplanned neighbourhood intended to sit comfortably within its surroundings. Together, Ngāti Rēhia and Gemscott share a commitment to respecting the whenua, acknowledging its history, and contributing positively to its future.

Te Tui Ora is being developed with affordability in mind. These homes are intended to support the full housing continuum — creating opportunities for first-home buyers, local families, local hapū, and those looking to put down roots in Kerikeri. The focus is on delivering high quality, standalone homes at price points that remain within reach.

Works are beginning

Initial civil works have begun. Residents nearby may notice activity on site. Both partners are committed to keeping disruption to a minimum and maintaining open communication with neighbours as works progress.
